- Listing setup & optimization. Listing copy, photo order, amenities and house rules set up on Airbnb, Vrbo and Booking.com, plus our own direct-booking site at hooray-stays.com/rentals.
- Daily human revenue management. Pricing software does the heavy lifting, and a person reviews rates every day around local events, seasonality, minimum stays and gaps.
- Guest communication. Inquiries, pre-arrival details, check-in help and issues during the stay, with Matt and Carissa overseeing every property.
- Guest screening. Every guest signs a rental agreement and provides government-issued photo ID before arrival.
- Cleaning & turnover coordination. Scheduling local cleaners around each checkout, with turnovers checked before the next guest arrives.
- Guest consumables included. Soaps, shampoo, coffee, trash bags and paper goods restocked with no markup. Linens are owner-provided.
- Damage protection. A third-party-backed damage waiver of up to $1,500 on reservations, with claims coordinated for you.
- Smart-home security. Smart lock with unique guest codes and an exterior Ring camera. No interior cameras.
- Maintenance coordination. Repairs arranged with local vendors. Spending above $250 needs your approval first.
- Quarterly walkthroughs. In-person property visits every quarter to catch wear and maintenance issues early.
- Safety certification. Hooray Stays holds Breezeway’s short-term rental safety certification.
- Permit & tax guidance. Help with city registration and hotel occupancy tax set-up where your property needs it.

How the net-revenue commission works
Many managers calculate their percentage on the gross booking total, which includes the cleaning fee. Industry guides commonly cite full-service fees of roughly 20–35% of revenue (example), so the headline percentage alone does not tell you what you will pay. We calculate ours on net nightly revenue. Here is a hypothetical $1,500 Airbnb booking:

We review the agreement together, confirm the commission and any technology fee, then onboard the home: smart lock, guest WiFi system and exterior camera installed, the property documented item by item, and photography coordinated.
3. Permits, taxes and listings
We confirm which city or county rules apply, help with registration and hotel occupancy tax set-up, and build or rebuild the listings on Airbnb, Vrbo, Booking.com and our direct-booking site.
4. Ongoing management
Daily pricing review, guest communication, cleaning and maintenance coordination, quarterly walkthroughs, and a monthly statement and payout by the 5th.

Owner questions
Do I have to sign a long contract?
No single term is forced on you. Agreements need 30 days’ notice to cancel, and the setup fee is waived on select longer-term agreements. We walk through the options on a strategy call.
Who pays for cleaning?
Guests pay a cleaning fee at booking, and it goes to the turnover cleaning. We do not take a commission on cleaning fees.
How do I get paid?
By direct deposit by the 5th of each month, with a line-item statement showing every booking, expense and fee.
Will you spend money on repairs without asking?
Maintenance above $250 needs your approval before we spend it.
