Management that actually shows up.
We manage two West End Galveston homes for their owners: a five-bedroom true-beachfront house with ocean views, a game room and a hot tub, and a three-bedroom house a short walk from the beach.
We own short-term rentals too
Matt and Carissa Codd own and operate their own vacation rentals, so they manage your home the way they run their own: with an eye on the owner’s return, not just occupancy.
A commission on net, not gross
We calculate our commission on the nightly rate after the platform’s host fee, and never on the cleaning fee or taxes. Ask any manager what their percentage is calculated on.
Daily human pricing
Software sets the baseline, but a person reviews every property’s rates each day around events, weather and booking pace.
Protection built into every stay
Signed rental agreements and photo ID for every guest, clear house rules, smart locks, exterior cameras and an up-to-$1,500 damage waiver.
We show up in person
Quarterly walkthroughs and local vendor relationships mean problems get spotted before guests or reviews find them.
Direct access to the owners
No call center for owners. You deal with Matt and Carissa, the people who own the company. Matt’s number is (832) 224-6713.
What makes managing a vacation rental in Galveston different?
Galveston is one of the most competitive vacation rental markets on the Texas coast, with a long history of rental management on the island. Owners here do not need a generic Airbnb manager. They need someone who understands the island’s calendar, its rules and what salt air does to a house.
Several calendars at once
- Summer beach season and holidays drive the biggest weeks, especially for homes on or near the beach.
- The cruise port. Galveston is a busy cruise home port, and passengers often want a night or two before or after sailing. Embarkation and return days create short-stay demand that a beach-week pricing plan misses.
- Island events. Mardi Gras Galveston, the Lone Star Rally, Dickens on the Strand and many smaller festivals bring their own guests and their own pricing windows.
- Off-season weekends. Houston is close enough that good-weather weekends book year-round when pricing and minimum stays are set sensibly.
West End homes and coastal wear
Homes on the West End sit outside the protection of the seawall and are usually raised on pilings. Salt air works on HVAC coils, hinges, locks, light fixtures and anything metal outdoors. That is why our quarterly walkthroughs look at exterior hardware, decks, stairs and A/C condition, not just whether the house is clean. Catching corrosion early is cheaper than replacing a condenser in July.
Storm season
Atlantic hurricane season runs June 1 through November 30. When a storm threatens, owners need someone to communicate with guests, adjust or cancel stays according to policy, secure outdoor furniture and check the home once it is safe. Having a plan before the storm arrives is part of managing on the island.
City of Galveston registration and hotel tax
Every short-term rental in the City of Galveston must be registered every year. Registration is $250 per property, renewals are due by December 31 (late registration carries a $500 penalty), and each unit has a Galveston Vacation Rental (GVR) number that must appear on listings. Owners must name a 24-hour local contact who lives within one hour of the property. The program moved from the Park Board to the City of Galveston on October 1, 2025. Hotel occupancy tax reports are due by the 20th of the month after the reporting period. We keep registration, the local-contact requirement and tax filings on schedule.

Surfside Beach property management →Freeport, Texas
A working port city next door to Surfside, where fishing crews, Bryan Beach visitors and industrial project workers book differently from beach families. Served by the same team that runs our Surfside Beach home.
Freeport property management →Questions Galveston owners ask
Do I need a GVR registration number for my Galveston rental?
Yes, if the home is inside the City of Galveston. Each unit is registered annually ($250 per property, due by December 31) and the GVR number must appear on your listings.
Who is the 24-hour local contact for my Galveston property?
The City requires a 24-hour contact who lives within one hour of the rental. We cover this requirement for the homes we manage and respond to guest and neighbor issues.
Do you manage on the East End and near the Seawall too?
We currently manage on the West End and evaluate homes elsewhere on the island case by case. Ask for a free property analysis and we will tell you honestly whether your home is a good fit.
How do you handle hurricane threats?
We communicate with guests, apply the cancellation policy, secure outdoor items where possible and inspect the property once it is safe, keeping you informed throughout.
